This site has been created for the sole purpose of sharing information to help SOLVE THE HEINOUS MURDER of LINDSAY BUZIAK of Victoria B.C. Canada.  Lindsay Buziak was a beautiful hardworking 24 year old woman who was viciously murdered in the Victoria suburb of Saanich at 1702 De Sousa Place on February 2, 2008.  She was stabbed to death at 5:38 – 5:41 p.m. while performing her duty as a ReMax Camosun Realtor showing a vacant home For Sale to a couple.  Her killers and planners are still free.  Her murder remains unsolved by Saanich Police lead by Constable Chris Horsley.  If you have any information which could lead to the arrest of the people involved in Lindsay’s murder please contact CRIME STOPPERS or Lindsay’s father Jeff Buziak: jeffbuziak@hotmail.com  There is a reward being offered.

    Nuclear DNA consists of pairs of chromosomes, one set inherited from mother and one from father.  Located on different chromosomes throughout the human genome, are short nuclear DNA sequences that repeat referred to as Short Tandem Repeats (STRs).  The FBI established 13 core STRs that are sequenced to determine the number of repeats for each that vary among inviduals.  Currently, there are 22+ used as a forensic standard. Half of these should match the number of repeats from your mother’s STRs and half from your father.  This method is used or paternity and forensic identification testing.

    Only one cell is required for STR sequencing, allowing trace, mixed or even touch DNA analysis.  Like mtDNA, the DNA will require PCR amplification to provide enough DNA for sequencing.  Swabbing is used to collect biological material for forensic analysis at a crime scene.   

    Everyone present at the crime scene is required to provide a DNA sample including the first responders and forensic investigators to exclude them from evidence.  Even though the investigation team wears protective gear, contamination of the crime scene can easily happen. Since it is very difficult to commit a stabbing without leaving DNA behind, all other DNA found would be of interest. 

    Since DNA paternity testing is ~99.9% reliable, it could be used to determine if blood relatives were present at a crime scene.  Mother and son would have a 50% match.  If the mother and father’s DNA was available, there would be a ~99.9% match.  Identical twins would have a 99.9% match and siblings would clearly share a greater number of STRs than people who are not blood related.  

    In a mixed sample, the victim’s DNA and any other suspects known to be or suspected to be at the crime scene can be compared.  If the DNA results detect multiple family members, the suspects and family members would be required to provide a DNA sample to rule them out.  This would include mother, father, and siblings.  If someone unknome (UNSUB) was involved, the DNA would not match anyone. These results can easily be analyzed if there is DNA.

    76% of female murders are perpetrated by someone known to the victim.  The persons who planned and orchestrated Lindsay’s murder needed access to proprietary information limited to realtors.  This has led investigators to speculate that an someone close to Lindsay who worked in the same office was somehow involved in her murder.      

    Because Lindsay was living with her boyfriend, his DNA likely would have been found on her clothes and body.  Forensics would have tested his DNA to exclude it from any other unknown DNA found at the scene.  If any relative’s DNA was found at the scene, it would be easily identified by matching.   DNA is also being used to analyze a person’s haplogroup or family heritage based on the % of DNA markers from 20-25 regions of the world.  If available, this information might be helpful but not determinative in identifying potential suspects with certain ethnic backgrounds.

    SSince there was a lot of blood on her clothing, it will take time to get results because many small samples will need to be tested.  This is something that can be accomplished with time and should be done in order to solve this murder.   DNA sequencing is inexpensive and rapid these days so there is no excuse not to do a full analysis on every inch of the crime scene evidence that is still available.

    Human mitochondrial (mtDNA) is found in the mitochondria, not in the nucleus where the majority of DNA is located.   In most multicellular organisms, mtDNA is inherited only from the mother’s ovum making it non-Mendelian where half the genetic material of a fertilized egg (zygote) is provided from each parent.  This occurs as a result of simple dilution where the sperm containing only 5 mtDNA molecules located in the tail and programmed for self-destruction are combined with the ovum containing 100,000s of mtDNA copies.

    Since mtDNA is maternally inherited, it allows genealogical researchers to trace maternal lineage far back in time. mtDNA sequencing is often used by forensic scientists when nuclear DNA is degraded.  Each cell has only two copies of nuclear DNA compared to hundreds of copies of mtDNA found in bones, hair and teeth that can be used for identification when remains have degraded significantly.  Mitochondrial DNA was admitted as evidence in the courtroom for the first time in 1996.     

    Mitochondrial DNA potentially can identify persons present at the murder scene.  Full siblings both male and female, would have identical mtDNA so it would not be possible to determine if one or both were there.  Mother and children, both male and female would also have identical mtDNA making it difficult to determine who it belonged to.  We know the boyfriend was present immediately after Lindsay was murdered so mtDNA analysis would not be able to determine if any of his maternal immediate family members had been at the murder scene.  Since they were all realtors, their DNA could be present if they visited the residence prior to the murder.  In this case if their nuclear or mtDNA was found at the scene, analysis would not be helpful.

    Since we know the boyfriend’s family each had a solid alibi at the precise time of the murder, it is reasonable to believe they were not present.  This leaves the question, who actually committed the crime?  In this case, mtDNA can be used to identify people who were not related to the boyfriend’s maternal family and other people who had not been present in the house prior to the murder.  Finding DNA from someone not expected or known to be at the residence prior to the murder would be important.  If the evidence at the scene was stored properly and the murders left DNA, they can test for nuclear, mtDNA and Y chromosome DNA.  Y chromosome DNA is passed down from father to son and can be used for paternal familial testing in the same manner as maternal mtDNA but linking only the male direct line of descendants.   

    Small amounts of DNA from only a few cells referred to as touch DNA from skin and trace DNA from blood, cells, saliva, and hair can be left at a crime scene. If collected, it is possible to analyze these small amounts of DNA.  The standard DNA analysis method consists of isolating and purifying the DNA prior to polymerase chain reaction (PCR), a technical term for amplification or making millions of copies from even a single DNA strand.  PCR is required to provide enough DNA copies for sequencing analysis.  In January of 2024, researchers found that performing PCR directly from the source (polyester, metal, wood, foam, and plastic) foregoing DNA isolation and purification, the success rate was significantly higher.  In other cases, (denim, 100% wool, vinyl), and gun casings) the results were much better using standard PCR.  Although helpful, DNA analysis remains challenging when there is little or degraded biological material available for testing.  

    If there is enough intact DNA available for sequencing, the data can then be uploaded to the FBI formatted National DNA Data Bank (NDDB) in Canada also searching the DNA Index System (CODIS) in the US.  A match will be found if the individual’s DNA has been uploaded.  Unfortunately, if there is no record of the DNA, there will be no match.  In recent years, familial DNA has been used as a tool for partial profile matching.  Using DNA sequencing stored in NDDB, CODIS and other databases, (Ancestry.com) a partial match to crime scene evidence can be made.  The partial match can then be used as a tool to create or narrow down the list of suspects whose DNA is not stored in NDBB or CODIS. This is where the detective work becomes important.  The suspects DNA sample would then be collected and tested against the crime scene evidence to find the match.

    LINDSAY’S REFERRAL CLIENT

    There has been much speculation over the years about Lindsay’s referral client, and the Saanich Police would never disclose the client’s name. In fact, Chris Horsley always said, “there was no referral client”. That contradicts what Lindsay’s father said, because he insists that Lindsay got the referral client’s name, called to double-check but they were out of town. In fairness, it’s possible that Lindsay told her father she had called LC just so he wouldn’t worry about her upcoming showing.

    LC had come from back East in May 2007 to work with Gordon Campbell’s Government, but her tenure was cut short, she was fired after 8 short months on the job. The government has always remained tight-lipped about the reasons behind LC’s dismissal, leaving many questions unanswered & journalists shaking their head. In the realm of climate action, secrecy prevailed casting shadows over the government’s commitment to openness & accountability. 

    This was not a cold call to Lindsay. She had met the client at an open house a few months earlier. According to the client, and I did talk to her, she instantly liked Lindsay and chose her as the realtor she wanted to work with. So, the question remains, if the woman who called Lindsay to set up the appointment did give her the referral client’s name, how many people do you think would have been privy to that client’s name/ information?

    2nd, this goes against past narratives that state Lindsay was ‘frantic’ the day of the showing and asked the office personnel to ‘search’ their data base to see if they could match the phone # – the answer given was there was no match!

    TWO very separate and distinct pieces of information here. What is FACT and what is FICTION?**

      I can assure you 100% Lindsay told me the murder client said they were referred by a previous client of Lindsay’s and she Did Not just tell me that to put me at ease. Lindsay was concerned and was doing her due diligence but unfortunately her boss and her boyfriend completely let her down.

      Lindsay’s murder investigation is a complete perversion of justice by Saanich police so any and everything they state is either a lie, a diversion, manipulation or them covering up for one of their friends or their involvement. FIVE police chiefs since Lindsay was murdered. C’mon, Complete Buffoons or sinister ties to criminals……or both!

The legal system in this country is not working, and there seems to be no justice for the victims of crime. Murderers and rapists are a menace to our society and until we find a way to stop them nothing will ever change. Media coverage can raise the visibility of important issues, facilitate dialogue and serve as a catalyst for change, but still sadly femicide is increasingly being recognized as a global, widespread and persistent human rights’ violation.

    There are a number of very reputable dna labs in eastern Canada so why in hell are the saanich police using a lab in the US? The cops have said there was no dna other than Lindsay’s found at the crime scene so what in god’s name are they trying to determine. This has been going on for a few years now and they’ve come up empty. What is going on Mr. Buziak are they trying to drive you over the edge with these empty promises in the hopes you will go insane? What is the name of this top notch dna lab in the US. Do tell.

      Yes they are trying to drive Jeff nuts or to do something on his own so they can arrest him. They will not release the name of the USA crime lab. They torture families hurting while protecting criminals at all costs. The perverted system even allows suspects to sue Jeff in their perverted justice system.

    Does anyone know the source of the media release that started years ago and has never let up? The bs story that the man called Lindsay on the Saturday to tell her he would be coming alone? That call never made any sense and for me it was just a red herring started by someone with wanted to stir things up. Why the cops didn’t quash that nonsensical bullshit story years ago needs to be looked into. It’s caused such confusion & people are still asking the question. Did that call really happen? The media is known to run with all kinds of bs if it makes for a good headliner. What newspaper outlet was the first to run with that story? It’s too bizarre to be true.

    So much controversy has been made as to whether Jason’s mother Shirley made a call in the early hours of the morning after Lindsay’s murder to Lindsay’s friend. If this call did happen then there would be a record of it on Nikki’s phone. How hard would it be for the police to confirm or deny this call happened? If Shirley did call Nikki’s phone and the police are staying mute on this, they are discrediting a young girl who is probably telling the truth and protecting Shirley Zailo. If Shirley is lying when she says the call never happened that needs to be made public. Like so many other people I am tired of all the secrecy and silence from the police. I have always believed the call to Nikki did happen.

      The call did happen. However, there is some discrepancy as to the nature and purpose of the call. Both sides are claiming their truth.

          In regard to this mystery phone call, it appears the cops have been protecting Jason’s mother while allowing Lindsay’s friend to be portrayed as a liar. We need to ask just what else the cops are covering up in order to protect SZ and why?

    A very simple crime that should have been solved in the first year. The evidence was all at the crime scene. The cops say there was no dna other than Lindsay’s …. but don’t take the cops word for that statement as they are known to lie to protect the evidence. There is someone in that police department that has been hiding pertinent information in order to cover up for a friend. Figure that out and this case might get solved.

    Hi Jeff,
    I hope this message reaches you. I recently read (I believe in Zander Shermans reporting) that SZ called criminal defence lawyer Brad Hickford at 18:05 on February 2, 2008 when JZ’s second 911 call wasn’t until 18:15 when he found LB.
    JZ’s first call was around 18:05 but he had not entered the house or found Lindsay yet.

    I really don’t think the female was Shirley. With the meticulous planning that went into pulling off this murder, I don’t think the ‘planners’ would have risked dressing up Shirley in case Lindsay recognized her. She also would have had to perfect an accent that Lindsay was familiar with that I don’t think would be possible. If they were able to recruit a male to pose as the buyer, I don’t think it would be hard to recruit a woman.

        I’m not sure why my message is showing up as being in response to your comment regarding the 911 calls; my response was back in January to Dixie. That’s interesting about the calls; I wasn’t aware of them. One more reason to believe Shirley was involved.

    LOOK AT THE SKETCH OF THE FEMALE SUSPECT.

    How is that not SZ? Look at the nose profile and the eyes. It may have been very easy for her to buy a blonde wig, wear different makeup and clothing and disguise her voice.

      I really don’t think that the woman was Shirley. With the meticulous planning that went into the murder, I don’t think that the ‘planners’ would risk dressing up Shirley in the event that Lindsay would recognize her. Also, she would also have had to perfect the ‘Mexican-sounding’ accent that Lindsay would be familiar with having spoken to the woman on the phone a number of times. They were able to recruit a man to pose as a buyer, so they were probably able to also recruit a woman. Almost 16 years and still no progress – unbelievable!!

    So much writing about this horrendous murder case, some without meaning to the case but of a supportive nature, some direct fantastic comments related directly to the truth of the murder, as we have seen in the past week. My comment to day will be that no one seems to know that the mother prior to the murder had a bf/gf relationship with a Saanich Police detective. The same mother also had professional or a friendship relationship with the owner of the Murder House Joe DeSousa. 1702 DeSousa Pl. The new boyfriend of the mother was close with Joe DeSousa. The day of the murder I fully second Margrethe’s writing about the boyfriends action. The keys to solving this horrendous murder lays with the police, but why no action! As we have learned from the media, it has been some corruption within the Saanich Police range of detectives, will this murder case be an another?? From what we have learned about this case, and after 15 years plus of investigative work by well schooled detectives, why has this become an old case?? According to the federal detective inspector who is now assisting Saanich Police, DNA has been sent to a famous lab in US for identifications. But it has been more then a year waiting for results. Early in the investigation SPD detectives in a public statements announce they had not collected any DNA from the murder scene ?? Hopefully it will be an arrest very soon so Jeff can cancel the next “walk”. Because I am sure, the SPD detective fully has solved this murder long time ago, so why no action. I would like to view the guest list from the SPD’s retirement party, the day before the murder, when several detectives went of with pension. I think this murder investigation and everything around it, really STINKS.

      I am sure there are people that know what happened to Ms Lindsay Buziak that night. BC is so full of crime and people won’t talk because they are scared for their own lives. Even the cops didn’t do anything right. Maybe one day someone will stand up and spill. Til then the family has no closure and that is sickening.

    Mark – It’s very simple. The man stepping out of the doorway (revised version) was the signal to Jason that the deed was done and that he could move his car around the corner and begin the pretend rescue of Lindsay.
    She was assured he would be there as she had concerns about the showing, but then began all the unnecessary texting while he was finally heading there – late.
    He didn’t have the foresight to check with Lindsay how to get to the house during lunch and had to text his brother for directions, convince his friend to accompany him there even though they had dinner plans (after Jason had just finished lunch at 4:30), heave him over the fence to charge into the home through the unlocked patio doors (courtesy of DeSousa, the homeowner who I also believe left the gap in the fence as an escape route).
    There is no doubt in my mind that Jason, with many others, was involved.
    This poor young woman was butchered by people close to her who have been laughing, for close to 16 years, at the incompetence of Horsley and the other Detective interviewed on Dateline.

    The colluding between Jason zailo and retired Chris horsely. Dateline 2010 with Josh mankiewicz. Around 5:45pm. From his front seat, Jason said he seen something through the front door of the house. Jason ” I saw a few people in the front entranceway, it’s like smokey glass”. Josh ” outlines of people through the glass”? Jason ” yes, yea”. Josh “you couldn’t say how many people”? Jason “I’d say two”. 7 years later in 2017 on crime watch daily history changed. At 5:38pm., Jason texts”just a couple minutes away”. (That text was never opened.) At 5:41pm. A pocket dial, police believe happened at the time of attack. At 5:45pm. Jason says he may have actually seen the murderers, a tall Caucasian man and a blonde woman wearing a colorful dress. Chris horsely, the killers were actually about ready to walk out the door and leave and he turned into the culdesac and interrupted them leaving. If he had been, if he had been 5 seconds later, he would have driven right into the suspects walking out here into the driveway. Ana, ” and as for the pocket dial” at 5:41pm? Horsely, ” so we believe that was actually at the point of attack, when the couple attacked Lindsay, somehow it hit buttons on the BlackBerry and it sent out a phone call “. Jason zailo and Chris horsely wants us, the public to believe in a fictitious tale that in 4 minutes the murderers in an upstairs bedroom stabbed Lindsay in excess of 40 times, shoeless in socks and nylons, the murderers clothes bloodied with a bloody knife in hand, walked down the stairs, put on their shoes, opened the door and stepped out to walk out to the driveway. What was charliton Chris horsely thinking the murderers were going to do in the driveway with the only car in the driveway belonging to Lindsay? Were the murderers going to jump inside Lindsays car to make their escape Mr. Horsely? Jason zailos vague and indecisive account of what he said he seen with Josh mankiewicz on dateline in 2010 is a lie. Jason zailo and Chris horselys changed history account on crime watch daily in 2017 is a lie. Both fictitious tales by horsely and Jason zailo have as much merit as Mickey Mouse and Donald Duck being seen walking out the front door of Joe De Sousa’s house. The only movement Jason zailo seen when he arrived was when he was parked beyond the house, opposite side of the street and facing away from the house with his eyes glued in his mirrors, for 10 minutes he waited for the killers to open the garage door to make their escape. My conclusion concerning Chris Horsely and Jason Zailo is this. Zailo and Horsely would climb a tree to tell a lie ! Justice for Lindsay !!!

      No doubt Horsely would have been easy to blackmail into covering for the killers since there is likely no doubt with what Ziggy et al’ got away with in their drug operations, they had to have a cop on the take..
